About Xena Vallone

After more than two decades in the Florida sunshine, Xena Vallone has returned to her Western New York roots bringing home an extensive real estate background, an impressive collection of credentials and, presumably, a much warmer winter coat.

Xena’s connection to Florida and Western New York runs deep. She first moved to Florida in the late 1980s before returning to the Buffalo area, where she raised her two sons, Steven and Michael, in East Aurora. Florida called her back in 2000, and the following year, she began her career in real estate sales.

Over the years, Xena worked as a REALTOR® in the Bradenton and Sarasota markets and as a property manager on Longboat Key. After obtaining her broker’s license, she returned to sales and opened Xena Vallone Realty, Inc. in Sarasota in 2009. In 2020, Xena and her husband, Dave, affiliated the company with NextHome, creating NextHome In The Sun. The move expanded the technology, marketing and support available to the company’s agents, buyers and sellers while allowing Xena to remain the hands-on broker and mentor she has always been.

Today, NextHome In The Sun serves as a Florida referral brokerage, helping connect buyers and sellers with qualified real estate professionals. This allows Xena to maintain her longtime Florida relationships while building the next chapter of her career in Western New York.

Although she may have traded palm trees for maple trees, Xena’s commitment to real estate education and professionalism has not changed. She holds the ABR, CRB and SRS designations, along with the AHWD, MRP, RENE, SFR and C2EX certifications. She also became an NAR instructor, teaching the Accredited Buyer’s Representative course to fellow real estate professionals.

Xena’s dedication to the industry extends well beyond individual transactions. She served on the Grievance and Professional Standards committees of the REALTOR® Association of Sarasota and Manatee and held several leadership positions within the association, including Secretary, Treasurer, President-Elect and, in 2017, President. She also served as a Director for Florida Realtors® and is a graduate of both the Florida Realtors® Leadership Academy and the REALTOR® Association of Sarasota and Manatee Leadership Academy.

Her community involvement has included serving on the City of Bradenton Code Enforcement Board and the City of Bradenton Nuisance Abatement Board. Whether helping a client, mentoring an agent or serving her community, Xena has always believed that real estate is ultimately about people, not simply properties and paperwork.

Now licensed and actively selling real estate in New York, Xena brings a unique advantage to her Western New York clients: more than two decades of real estate experience, extensive industry leadership and firsthand knowledge of what it takes to relocate. She understands that moving across town can be stressful—and moving across several states requires a solid plan, a sense of humor and the ability to remember which box contains the coffee maker.

Having lived and worked in both Florida and Western New York, Xena is especially well equipped to assist buyers, sellers and relocating clients. Whether someone is moving to Western New York, heading south to Florida or simply making a move closer to home, she offers experienced guidance, honest communication and a steady hand throughout the process.

Away from real estate, Xena and Dave enjoy traveling in their RV, photography, fishing, reading and spending time with their family. They are proud grandparents to Ryan and twins Addison and Logan, as well as devoted staff members to their two beagles, Lucy and Boomer—who remain firmly convinced that they are in charge.
